The Los Angeles City Council recently voted to approve The Village at Playa Vista, clearing the way for the creation of a neighborhood retail center, new public parks and 2,600 new residential units. The Village will be complemented by a state-of-the-art traffic mitigation plan that will improve the safety and efficiency of traffic flow. This "smaller, greener" plan could not have happened without the continued support of the community, and we greatly appreciated the ongoing interest, letter writing and encouragement of our city leaders to adopt The Village.

Playa Vista has made progress in implementing The Village plan, which will provide an additional 17 acres of active recreational parks and 12 acres of passive open space, and will be connected to the rest of the Playa Vista community through bike lanes and pedestrian paseos. Grading for The Village site is underway, and the next step will be to complete the entire infrastructure-roads, utilities and landscaping.

We are currently deciding among a variety of tenants for the retail center. We envision it will be anchored by a grocery store, with numerous other well-known retailers and offices calling it home.

We are excited to bring local retail outlets, office space and other services to Playa Vista and the surrounding communities.

Neighborhood Retail

The City approved 195,000 square feet of commercial space for The Village Retail Center which will include restaurants, a grocery store and neighborhood-serving retail. Playa Vista is in final negotiations with award-winning developer Rick Caruso to design and build the mixed-use center.

Traffic Mitigation Plan

Playa Vista is facilitating more than $125 million in transportation improvements in a 100-square-mile area. These improvements include additional travel and turning lanes, updated signalization at 104 key intersections, a new four- to six-lane road to alleviate congestion and the purchase of ten buses (for Culver City and Santa Monica) to expand public transit options.

"Smaller, Greener" Plan

With the completion of the State acquisition of all land west of Lincoln Boulevard and north of the Ballona Channel, more than 750 acres will be preserved as open space and parks. This smaller, greener plan for Playa Vista sets aside more than 70 percent of the original acreage for open space, parks, wetlands restoration and wetlands creation to be preserved in perpetuity.

Parks

Twenty-one active community parks throughout Playa Vista will offer a broad range of recreational experiences, social interaction and cultural opportunities, not only for Playa Vista residents but for residents of neighboring communities.

Open Space

In addition to the land acquired by the State of California in December 2003, Playa Vista also transferred the newly created Freshwater Marsh. This open space will serve not only as a natural water filter, but also as a respite for the community to enjoy more than 180 bird species currently using the marsh as a migratory stopover. More than 3,000 native trees and 10,000 native shrubs and grasses have also been planted at the Freshwater Marsh.

Grading

Grading for The Village site is underway. Once grading is complete, development of the entire infrastructure-roads, utilities and landscaping-can begin.
